With our experience beyond negotiations and information about the type of property you are looking for, we help you find stress-free properties.

SCANNING

Scanning is conducted by appointment between 6am -5:30pm from Mondays- Fridays and on Saturday between 6am - 3pm.

The Offer

When you find a suitable property, we will make you the offer both verbally and in writing, you need to make or accept the offer in same. Any offer is subject to a contract being signed, this will not have any legal obligation on either side until the contract is signed.

Survey/Valuation

A site plan will be given to you to conduct a search from the land's registry to identify any encumbrance. An opportunity is given to your valuer to advice on the value of the property.

Mortgage

It is prudent to get a mortgage agreed in principle as early as possible. This will speed up your mortgage application.

Legal

It is advisable you engage the services of your solicitor to handle the legal documentation. It is preferable to use a solicitor who specialises in conveyance.

Contract of Sale

As long as your offer is accepted, a contract of sale is drafted spelling out the terms and conditions of the sale, payment and date of possession.

Contract Approval

As soon as answers to the preliminary enquiries are received and addressed, the draft contract is approved by your solicitor provided there are no further enquiries.

Exchange of Contracts

The contract is signed by the purchaser and the vendor after the agreed deposit has been paid via cash or telegraphically transferred by the purchasers' solicitor to set a date of completion.

Completion

Normally some few days or weeks are set for the exchange of contracts depending on each party's personal requirements. The pending balance is paid wholly or in installments to the vendor or vendors' solicitors account.
