A Landlord application form and Questionnaire has to be completed to help us gather information about your Property. The Ark Properties takes satisfaction in providing superb tenants to all properties. Our Client Service Department will carry out all tenant referencing on behalf of the Landlord.

Fast track sale

With this service, The Ark Properties will sell your property for you in the shortest possible time by highlighting it more. With this sale, we advertise the property in newspapers, on the electronic media, brochures, bill boards and approaching prospective clients verbally and in writing. This service comes with a special fee.

Preparing your property for letting

When you decide to put your property up for rent, make sure it is well checked and all the necessary things that need to be taken care of before renting it out are taken care of. Since you will be giving the property to The Ark Properties to handle, it is always best to let us have a second opinion on the state and condition of the property.

How much is this going to cost me?

Our first valuation of your property is free. A qualified manager will then discuss the price of your property and the most effective way to get it sold. Within the transaction period and procedure, you will always have contact to an experienced Letting Manager.

Environmental Protection Agency (EPA)

As legislation requires, you have to obtain an EPA permit before marketing your property. Our letting Managers will be able to arrange one for you.

Conducting a property Scan.

The Ark Properties conducts viewings from 6am to 5.30pm Monday to Friday, and by appointment on Saturdays from 6am to 3pm.We will check for a suitable time the prospective tenant can come and scan the property. Scanning can be conducted on your behalf so you do not need to be present. We are also key holders and can access the property to suit your orders. Please make sure all keys are available to open doors or a garage if you have one. Have a quick tidy up, make sure the house is freshly aired free of nasty cooking smells or pet odors before a scanning is carried out on the property. If you have tenants occupying the property it is always best to check the property personally to ensure it is in a proper condition for Scanning.

Furnished or unfurnished?

The Ark Properties lets properties that are either furnished or unfurnished. One of our experienced staff will be able to advise you on which option is best for your property. Unfurnished properties usually do not have anything in them.

How long does it take to find a tenant?

Through our wide advertising approach, it could only take a matter of days to find you the ideal tenant. At The Ark Properties, we are able to capitalise on the speed of our computerised databases that match properties to potential tenants and inform them by email, phone and SMS.

Receiving an offer

Immediately a prospective tenant makes an offer, we will let you know by phone and in writing. At times, there may be a process of price negotiation. This can be complex but by working with The Ark Properties, you will profit from our expertise in this area.

Accepting an offer

When you have accepted the offer, it will be subject to references and nothing is legally binding until the tenancy agreement is signed. Our letting administrators will keep you informed at each stage and send you the references and a plan tenancy agreement for your contract.

Lets & Deposit

Letting payment advance is required prior to the initiation of the tenancy agreement. The tenant is also expected to make a deposit which will be reimbursed to the tenant at the end of the letting period. This will however be checked against the inventory list.

Inventory

A property content inventory and general property conditions are undertaken before the tenancy agreement is signed. Copies of this inventory are supplied to landlords and tenants.
